Supported Housing for Individuals with Learning Difficulties is Urgently Needed in Luton, Milton Keynes and Bedford

Prime Land Consultants is actively looking for properties in Luton, Milton Keynes and Bedford that can be converted into specialist flats for individuals with complex needs such as autism, mental health disorders or physical disabilities.

Our retained client has an urgent requirement for 4,000 – 6,000 square foot properties that they could be refurbished and adapted into 4 to 8 flats for supported housing or supported living. Ideal buildings are about 4,000 square feet.

Alternatively, our client will acquire up to 9 flats in a block on their own (with a minimum of 4 flats). The blocks of flats can be older or newly built by a local or national house builder, with a minimum of 450 square feet per flat.

Some examples of properties suited to conversion into supported housing are:

 

  • Closed or closing care homes that are no longer fit-for-purpose (with fewer than 20 bedrooms).
  • Closed restaurants or pubs with parking.
  • Dwelling houses with generous garden and parking.
  • Empty Houses
  • Former boarding schools.
  • Small hotels which may have closed.

Supported Housing Gives Greater Independence

About 1.5 million people in the UK have a learning disability and there is a dire shortage of adapted, customised housing. As a specialist land agency, Prime Land Consultants has taken on the crucial task of identifying and acquiring appropriate housing.

Supported housing, or supported living, allows people with autism, learning disabilities, physical support needs or other complex care needs to live independently in their own homes. These homes often feature adaptations and specialist equipment designed to meet their complex care needs.

Planning Criteria for Supported Housing for Supported Living

In terms of planning, suitable properties could fall within either C2 or C3 Planning Use Classes. They could also be in other Use Classes although a change of use would increase refurbishment costs.

When converted, the specialist housing would be classed as one of two categories:

  • A residential care home; or
  • A supported living home.
