We require land circa 10 acres minimum for retirement village in the southeast of England or on south coast or in southwest. We require a fairly high basic selling price per foot to facilitate development therefore a sought after market area is required on the edge of settlements with good transport links or in an area where our clients can create a suitable environment for residents.
The land may have had a previous Planning history of refusal, rescinded, or lapsed consent. If it does then it may be all the better as it won’t probably have been for retirement use and the planners may look more favourably. Or it may be greenfield without planning and you may have tried to achieve an allocation in the Local Development Plan. Or it may have an alternative Planning Permission !!
There is a demographic time bomb out there with baby boomers hitting that defining age and the Government hasn’t got it yet or has other priorities .
